1) Sign up and get to know as many auction houses as possible. If the auction houses know hwta you are looking for they may be able to tip you off when it comes up for auction. Sign up to catalogues and emails so that you know what is around in the area that you are looking for.

2) Get out an view the different lots in teh catalogue, see if the descriptions are accurate. if you are interested in a specific property make sure that you get a trained professional to look round with you to give you help and advice.

3) Contact some mortgage companies to work out what sort of mortgage you can get and the value of houses that you can afford before you start looking.

4) Check some auctions out before you go to the auction where you want to bid so that you are happy with the process and the way things work in the auction house.

5) if you are nervous ask a trained professional such as a surveyor or solicitor to come along with you to bid.

6) Finally and most importantly, set yourself a limit and stick to it. Agree a limit with yourself before you go into the auction and don't pay over that price. You don't want to end up bidding more than you can afford because you have got carried away.
